America has spent the last few years in a major housing crisis. As markets crashed all around the country, many people began to lose faith that things would ever turn around. However, a few select areas have managed to remain strong and hold their value, and Washington DC is one of them. In fact, housing prices in the greater DC area have actually gained value, rising over 4 percent in 2011 and another 1 percent in 2012.

Washington DC stands out above the rest

When you think of Washington DC, you probably think of the White House, but this city is far more than just a home to our government. It's also a major center for media, software and biotech development, not to mention being an amazing cultural melting pot. People from all walks of life and all ethnic backgrounds call the U.S Capitol home, and the area has a flourishing art and music scene. Perhaps this is due to the fact that the citizens tend to be highly educated. One survey demonstrated that nearly 40 percent of the population's working class has a job involving science, technology, the arts or some other skilled profession. In an area with more than 5 million people, this is quite impressive.

Great neighborhood selections encourage a strong economy

Aside from just being an interesting place to live, Washington DC also has many great suburbs and neighborhoods that are suitable for both young professionals and families alike. Areas like Georgetown, Alexandria and Dupont Circle, have earned such a positive reputation over the years that housing prices have remained high. People moving to the DC area look for Alexandria real estate because they want to be a part of a vibrant and talented community, and they are willing to pay good money for it.

The right real estate agent will get the great deal

Although the housing market is booming and prices are on the rise, it's still more than possible to find an excellent deal on a home in the DC area. Likewise, if you're selling a home in the DC area, you want to make sure that you take advantage of the market and get the best price possible. Either way, you are going to need an excellent real estate agent to help you through this process.

Picking a real estate agent shouldn't be done carelessly. If you have friends who have bought or sold property, you might want to consider asking them for a referral. Also, be sure to talk to a few different agents before you make your decision. Your chosen agent should listen to your needs, explain things that you do not understand and generally do everything in his or her power to make sure that you end up happy.
